BOOKING TERMS AND CONDITIONS
1. ACCEPTANCE : Booking implies acceptance of the following general conditions.
2. USER: The person making the reservation must be of legal age and is responsible for the veracity of the information provided. All guests making up the reservation must be properly identified (babies, children and adults). The data of all foreign guests will be sent to SEF (Portuguese Foreigners and Borders Service). Only guests named in the reservation are allowed in the accommodation. The person responsible for the reservation must sign the reservation agreement upon check-in and will be responsible for the other guests, especially with regard to compliance with the accommodation rules.
The customer will scrupulously respect the house rules indicated here and in the Information Book for each apartment.
3. PREPAYMENT : The reservation system requires prepayment of the total amount of the reservation. Payment must be made by credit or debit card through the platform. The reservation is subject to acceptance of payment by the bank.
4. RESERVATION CONFIRMATION : After successful payment, the customer will receive reservation confirmation by email.
5. CANCELLATION and/or REFUND POLICY : This Cancellation and/or Refund Policy applies to all reservations made on our website.
• 100% refund for cancellations up to 15 days before check-in using the same payment meth.
• After this period, the reservation becomes completely Non-Refundable.
Long stays:
Long stays are considered to be those exceeding 28 nights. To receive a full refund, guests must cancel at least 30 days before the check-in date.
If cancelled less than 30 days in advance, you will be charged for the first 30 days of your stay.
If guests cancel after check-in, the full amount for the nights used by the guests in the space will be paid, in addition to the amount for the 30 nights subsequent to the reservation date.
If guests cancel less than 30 nights before the departure date, the full amount for all remaining nights will be paid.
6. AUTOMATIC CANCELLATION / NO-SHOW : If the person responsible for the reservation does not appear on the day of check-in between 3:00 pm and 12:00 am, does not request any of the Late Check-in options, and remains uncountable, the reservation will be canceled due to lack of attendance (NO-SHOW). The reservation amount is not refunded and the accommodation is made available for a new reservation.
7. INFORMATION : All information provided by the person responsible for the reservation is kept on a secure server. We guarantee that only the reservations team will have access to this information and that they will only use it to process the reservation in question or to communicate relevant promotions and offers.
8. OCCUPANTS : The person responsible for the reservation undertakes to inform the host the number of individuals making up the reservation does not exceed the maximum capacity of the accommodation in question.
If the property is occupied by a greater number of occupants than previously stated in Guest Details or exceeds the maximum occupancy of the property, unless expressly authorized and if applicable, it may result in extra charges or termination of the reservation without any refund or compensation.
9. CLEANING : Accommodation is provided to the guest properly cleaned, and the guest undertakes to return the accommodation reasonably clean, namely without food scraps and rubbish.
Cleaning during the stay consists of: Changing bed linen, changing towels, taking out the rubbish, tidying the kitchen and cleaning the bathroom.
Cleaning is optional for stays between 8 and 10 nights.
Cleaning is mandatory for all stays longer than 10 nights.
LONG STAYS : Cleaning must be carried out every 15 days. If the guest is not accepted, an INSPECTION must be scheduled as an alternative (verification of the state of cleanliness and general care of the accommodation).
During their stay, guests may request additional cleaning or extra bed linen and towels, at an additional cost and subject to availability. Bookings must be made up to 24 hours before the desired cleaning date.
Towel change: €5.00/person - Sheet change: €10.00/bed - General cleaning: €40.00
11. CHANGES : We reserve the right to change the reserved accommodation to one with similar or better characteristics in case of force majeure (Overbooking/unexpected maintenance or breakdowns). These changes will be at no cost to the customer.
12. DEPOSIT and/or DEPOSIT : The mandatory security deposit of €300 will be blocked or charged to your card at check-in.
In the case of LONGSTAYS, the amount charged will be equivalent to 1x the monthly amount.
RETURN: The amount will be unblocked or returned in full within 30 days after the check-in date, unless damage is found to the apartment's infrastructure, furniture and/or equipment, or in situations of extreme filth.
EXCEPTIONS: For reservations by groups of young people, the deposit amount may be charged double.
In all cases, failure to pay the deposit will prevent check-in and subsequent enjoyment of the accommodation. No amount paid for the reservation will be refunded.
Any damage or loss that may be caused during your stay, as well as extra cleaning costs, may be deducted from the deposit or charged directly to your credit card. An additional fee of €300 will be charged in case of damage.
13. CHECK-IN : Check-in must be done by the person responsible for the reservation. Alternatively, it can be done by one of the reservation mates, provided they are of legal age and this information is communicated in writing to the reservations department.
NORMAL CHECK-IN — between 3:00 PM and 12:00 AM;
LATE CHECK-IN — after 12:00 AM;
If the person responsible for the reservation is unable to arrive before 12:00 AM, a late check-in will be done using the MasterLock system (key lock). Instructions for using this system will be sent on the day of check-in.
The person responsible for the reservation agrees to arrange a meeting with the host the following day to sign the reservation agreement and/or other formalities that may be requested.
14. CHECK OUT
TIME: Check-out time is 11am. For every 30 minutes of delay in departure, up to €50.00 may be charged.
DELIVERY OF ACCOMMODATION: The client undertakes to leave the apartment in the same conditions in which he found it at the time of check-in, namely with regard to the preservation and arrangement of the infrastructure, furniture and equipment. It is the guest's responsibility to wash the dishes used and deposit their waste in an appropriate place.
Failure to comply with these rules may result in an additional fee being charged.
15. INVOICES : If the guest wishes to receive an invoice, they must send the billing details at the time of booking. To issue the invoice, you will need your name, full address and Vat number if necessary.
16. RULES:
a) Noise is prohibited between 10:00 PM and 9:00 AM.
b) Parties or events are not allowed. Parties and excessive noise are expressly prohibited inside the apartment and in common areas. In case of complaints from neighbors and/or notification from the police, Saudades da Cidade, Lda may require the client to vacate the apartment immediately, and the deposit will be forfeited, without any right to claim or compensation. Quiet hours between 10:00 PM and 7:00 AM must be especially respected. Violation of the Noise Policy will result in an additional payment of €500.00.
c) Smoking is not allowed. A fee of €200 may be applied for extra cleaning and any coordination costs with guests with subsequent bookings.
d) Pets are not allowed. Violation of the Pet Policy will result in an additional payment of €200.00.
e) Bad use of the lock and/or loss of keys may result in an extra cost of between €100 and €200. If it is necessary to call a locksmith, the guest is responsible for all expenses incurred.
f) You must leave the dishes washed and take the rubbish to the container. Extra cleaning costs may apply.
g) At the time of your check-out, you must turn off all lights and electronic devices, including the television and air conditioning, and also close all doors and windows.
h) The condominium prohibits the placement of clotheslines in the common garden. Please use the clothesline inside the apartment.
i) The reservation holder is responsible for the safety of the children within the property.
j) We are not responsible for personal belongings or valuables lost within the property.
h) Lost and found items are kept for a maximum of 2 months and can be sent to the guest for a service fee of €10 plus shipping costs. After 2 months they will be donated or discarded.
17. WEBSITE INFORMATION
While all reasonable efforts have been taken to ensure the accuracy of information on our website, we do not accept responsibility for errors or omissions and reserve the right to amend or cancel the arrangements features on our website without notice.
The content of the website is our copyright and may not be copied, reproduced, published distributed or amended for any other purpose without our prior written consent.
Trademarks that may be used on the website are the accommodation of the respective owners. Hyperlinks to third party websites may be provided for your convenience. We shall not be held responsible for the content or use of third-party sites.
Saudades da Cidade, Lda reserves the right to modify these terms and conditions at any time and you should therefore check these each time you make a reservation. The terms and conditions applicable to your reservation will be in place on the date that you make your reservation.
